Vision Property Management will be available 7 days a week. Weekend and evening correspondence can be arranged for your convenience. E-mail is also available for those Clients who are unable to come to our office for meetings. Our E-mail address is visionpm@qwestoffice.net. Our e-mail system notifies us each time the office receives
an e-mail, this ensures you a prompt response from our staff.

We require an application fee for every tenant who applies. The fee is $25.00. Application fees ensure that only seriously interested persons apply, cutting down on application turn-over, which can lead to loss of advertising funds and turn away potentially good tenants.

Applicants are required to have approximately three times the rent in monthly income. Security deposits are $50.00 more than the monthly rent. Security deposits are increased when necessary due to insufficient rental history or negative credit history.

Pet Deposit Requirements: Pet interviews are conducted in our office to verify aggressiveness, breed, size, and gender of the pet. This interview gives us the opportunity to address any concerns and avoid potential problems. A minimum of $75.00 per pet is charged, in addition to the Security deposit requirements. 

Collecting Rent:

  • All rents are due on the 1st day of each month
  • $75 late fee is assessed if rent is not received by midnight on the 4th day of month
  • After the 7th day of the month, tenants will be served with a 72 hour "Notice to pay"
  • Tenants may utilize our secure drop box, available 24 hours a day, 7 days a week

Website:

Internet advertising provides 24 hours a day, 7 days a week access for prospective tenants to review our rental properties. Our website is updated continually providing a description, address, and rental amount. This is an excellent resource for out of state individuals to access local information on our rental properties.

Hot Sheet Listing:

Hot Sheet Listings are updated as we receive new properties. They are available to prospective tenants 24 hours a day, 7 days a week at our office. Prospective tenants are provided with property addresses, descriptions, rent amounts, and availability details. Properties are listed on the Hot Sheet as soon as we receive notice of a tenant moving out. This free service provides the owner approximately 30 days of advertising exposure before the rental is empty, which cuts down on vacancies and loss of rent between tenants.

Local Advertising:

Properties are advertised in the Herald and News every Wednesday, Friday, and Sunday in the rental properties section. We also advertise in the Nickel paper, distributed at no charge, which is published each Thursday. The Nickel is available in 100's of locations in the Klamath Basin.

Property Repairs:

24 Hour/7 days a week on call Maintenance Crew. We use only licensed, bonded, and insured contractors, plumbers, and electricians to service our properties. We have excellent relationships with the contractors we use to assure that we get the best price and prompt response to our calls. Landscape and cleaning is also available. That extra curb appeal can bring in the right applicant for your property. Owners reserve the right to schedule and control any part of repairs and maintenance.Owners receive copies of all invoices for work completed with their monthly statements.We strive to keep repairs to a minimum, by interior and exterior inspections, and preventative maintenance. Our goal is keeping our Client's properties looking their best.Work Orders are written and dispatched with 24 hours of receipt. We do our best to keep our owners and tenants happy.

Property Inspections:
All properties are thoroughly inspected, interior and exterior, in between tenants.
          *No deposits are released until this inspection is completed*

Interior Inspections:

Individual properties are inspected every 5-6 months to allow us to better protect your investment property. All interior inspections are done in the company of a licensed Contractor. Interior inspections provide the opportunity for us to:

  • Maintain a good working relationship with our tenant(s)
  • Follow up on any repairs or maitnenance work
  • Assure that the property is being well maintained by the tenants(s)
  • Evaluate any maintenance or improvements needed for recommendation to the owner.

Exterior Inspections:

We offer 2 free inspections a year. DeVry Construction will do a full exterior inspection
at the end of summer and the end of winter. Owners receive a copy of the inspection results and any recommendations made for their property. This helps in preventative maintenance. Catching a small leak in a roof earlier can save a lot of expense in the future. We do exterior inspections every 4-6 weeks which allows us to spot property not being maintained properly by our tenant(s). Tenants who are taking care of the property receive a “Thank You” letter for their efforts. Tenants with unsatisfactory property conditions are sent notice of the unacceptable situation. They are notified that we will be making a follow-up inspection, with date and time, to assure that the problem is taken care of.

  • Computerized monthly statements are mailed with your rental income check

  • Owners receive copies of all invoices for work completes with thier statements
